The merger of two large organisations required space to accommodate the new operations in a single location which would allow for future expansion.
The Challenge
The main task was to evaluate the location and rental, in view of the lease issues of the both locations, as the current lease still had 18 months remaining.
Our Strategy
Taking the 18 months lease remaining into consideration, a thorough study of the existing layout was conducted to determine the efficiency, so as to ensure that the floor area would be big enough to accommodate the entire operation, Savills worked closely with a design company to explore other measures to increase efficiency of space usage. It was clear that a small expansion next to the current premises would be able to accommodate the needs of the entire operation.
The Outcome
As a result, the choice was to expand into the space next to the existing premises, and not consider other buildings. The successful conclusion of this case helped GSK achieved to fulfill the task at hand while avoiding full relocation to new premises, which would have incurred high expenses.
